A single "days on market" number for Keene's Pointe, or for Isleworth, or for any of Windermere's Butler Chain communities, is quietly averaging together two or three different products. Buyers who treat the average as a single market end up shopping with the wrong expectations for the specific address in front of them.
The data behind the five-day sale and the year-long one

An interior lot without water access is competing against a much wider, faster-moving pool of Windermere and West Orange County buyers. Collapse those two pools into one average and you get a number that describes neither market accurately.
This matters for a very practical reason. As of late 2025, market trackers were quoting a town-wide average of roughly 75 days on market for Windermere. - The Reserve at Belmere runs roughly $221 a month and bundles tennis, pickleball, basketball, and volleyball courts into that figure.
- Lake Butler Sound charges $300 to $500 a month, and of its 211 homesites, 43 carry direct Butler Chain frontage.
- Keene's Pointe dues run about $2,900 a year with no CDD fee attached. Golden Bear Club membership is optional and priced separately from ownership.
- Isleworth carries a comparatively modest HOA line, but the community's golf and club culture functions as an unwritten requirement for most owners, with a membership structure that has historically included a six-figure initiation and monthly dues in the low thousands.
Line up Keene's Pointe and Isleworth side by side on HOA dues alone and Isleworth can look like the more affordable community. It usually isn't. The real gap opens once club access, which is optional on paper at Keene's Pointe and closer to expected at Isleworth, gets added to the monthly number. A buyer comparing two Windermere gates purely on the HOA figure printed in the listing is comparing incomplete numbers.
There's a structural reason the fees land where they do, beyond amenities. A 24-hour staffed gate costs an association somewhere in the range of $175,000 to $250,000 a year once salary, benefits, and shift coverage are factored in. Spread that cost across a community's full household count and the per-home number can vary sharply based on how many homes are sharing it, and how many gates the community staffs. A community with several manned entrances spreads a heavier cost across the same pool of owners than one with a single entry point. - What does the true monthly number look like once HOA dues, any CDD, and club dues are added together, not just the figure printed on the listing sheet?
- What is the confirmed current school assignment for this specific address, checked against Orange County Public Schools' own attendance zone maps rather than a general assumption about "Windermere schools"?
That last question carries a little extra weight in Windermere right now. OCPS's own facilities list currently includes an active relief project tied to Lake Buena Vista High School, and school attendance boundaries in this part of Orange County have shifted before as relief schools come online. None of this means Keene's Pointe or Isleworth are bad bets.
